Stockingate Surgery

Joint Venture GP Development

Capital Costs: £10.2m

Estimated Completion Date:
March 2011

The first 3PD that Community Ventures have undertaken outside of Leeds, South Kirby is in the NHS Wakefield & District and Wakefield City Council remit, and what started out as a relatively small GP relocation development, as grown in size as support from the local PCT and Councillors have facilitated the development of this new project.

The new development will serve to facilitate the co-location of Stockingate Surgery, South Kirkby (Dr Chandy& Partners) in addition to its patient population at its branch surgery at the Health Centre, Little Lane, South Elmsall and Dr Diggle   Partner's practice also at the Health Centre, Little Lane. It is intended that both practices will maintain their current independent status and there is no plan at this time to merge.

The development will also include PCT services currently operating from the Little Lane Health Centre, Community Dentistry and Mental Health Services.

Additional facilities on this project site will be a pharmacy, opticians, an ambulance station office, library and caf? and House of Play, creating a community hub and not just a facility providing health services.

The development of a new modern purpose-built health centre to facilitate and serve the needs of the GP's respective patient population and the expected influx of additional new patients following the ongoing regeneration and housing development in the area and thereby vacate the current unsatisfactory premises at Stockingate Surgery and Little Lane Health Centre.

Dr Chandy & Partners and Dr Diggle & Partner are committed to working together to co-locate to a new suitably placed development. The project also has the backing of local councillors who are keen to see a purpose-built 21st Century health centre and social hub for the local community.

A land search was undertaken and the preferred site location being a site at Langthwaite Road which is currently leased by Browns Coaches from the Wakefield Metropolitan District Council until 2047.

A revised Business Case has been submitted to the NHS Wakefield & District Panel for consideration in July 2009, and revised project programme is in place to achieve Financial Close on this project by July 2010.
